Independent pool route owners · Florida

You built the route. When you are ready to hand it off, talk to the buyer, not a broker.

No commission. Cash or seller financing, your choice. Sixty days to close, no bank involved. And you deal with me the whole way through, not an assistant and not an agent.

  • A free, written valuation and a read on your market, whether you sell or not
  • I buy the route as it runs. No repricing, no cleanup, no chasing paperwork first
  • You pick the closing date. Thirty days, six months, or after next season
  • Nothing is public. No listing, no sign, nothing your customers or your tech can see

Is this your route?

The routes I look for are the ones the big buyers drive past.

The consolidators want a route with software, auto-pay on every account, service agreements, and three years of tidy books. That is not what most of you own, and it is not what I am shopping for.

  • Rates that have not moved in five or six years
  • No website, or one your nephew built a while back
  • Customers who still mail you a check or hand you cash at the gate
  • No service agreements, and late fees you have never once charged
  • Chemical costs coming out of your margin instead of the invoice
  • You run the route yourself, including the Sunday calls

None of that is a criticism. A route that has been run simply and kept for twenty years is usually a well-built one, with customers who stay because of you. It just means the value sits in what the route could do, not only in what it does today, and that is the part a broker will not sit down and explain to you.

Find out what mine is worth

How this goes

Three steps, and you can stop after any one of them.

  1. 1

You tell me about the route

A short form or a phone call. Where you run, roughly how many stops, roughly what they pay. Ten minutes at the very most, and you do not need to dig anything out of a filing cabinet first.

  2. 2

I send you a real number and show my work

Within two business days: a value range, and a read on your market covering what stops are going for nearby, how tight your route is, and what the rates should be. You will see the arithmetic I used. Most owners have never been shown this, because a broker will not produce it without a listing agreement first.

  3. 3

    You decide, on your schedule

If the number works, we talk structure: all cash at closing, or payments to you over time, or some of each. If it does not work, you keep the report and we part as friends. I will check in once a year if you would like me to.

Worth understanding before you decide anything

A higher price is not always more money in your pocket.

If you have run your route for twenty or thirty years, most of what you would be paid is gain, and a large piece of a lump sum goes to taxes the same year you get it. There is another way to do it that a lot of owners have never had explained to them: I pay you over time instead, at an interest rate we agree on.

You get a monthly check, the tax is spread across the years, and the payments are secured by the route you already know inside and out. If I ever stopped paying, it comes back to you.

Some owners want the clean break and the lump sum, and that is fine, I do that too. But you should at least see both numbers side by side before you decide. I will build you both.

All cash at closing

$220,000

One payment. Most of the gain is taxed in a single year.

Payments over time

$44,000 down

$2,135 a month for 10 years

About $300,200 in total, secured by the route.

Arithmetic on a $220,000 price at 8 percent. Not a quote. Your real numbers, and what they leave you after tax, are what I would build for you.

How seller financing works

Where I buy

Florida, and mostly the routes that serve a real neighborhood.

I am based in Southwest Florida and I buy across the state. Pick your part of it to see what I look for there.

Outside Florida? Send it over anyway. Florida is simply where I focus, and you will get the same free valuation and the same straight answer about whether I am the right buyer for it.

The questions I get first

Tell me about your route and I will put together a real value range and a read on your market. There is no cost and no obligation.

Rough numbers are fine everywhere. If you are not sure about a field, skip it and we will fill it in on the phone.

If it does not have one, leave it blank.

Rough is fine. "Cape Coral and north Fort Myers" tells me plenty.

Every pool you service on a regular schedule.

What a typical account pays you each month, before chemicals.

Include yourself if you still clean pools.
