I am based in Southwest Florida and I buy across the state. Every market prices differently — a Naples route and a Panhandle route with the same stop count are not worth the same money. Pick yours to see what I look for there.

Southwest Florida

Lee, Collier, Charlotte, Sarasota, Manatee

This is home. Naples, Fort Myers, Cape Coral, Bonita, Punta Gorda, Venice, Bradenton. Dense screened-in residential pools, a lot of seasonal owners, and a lot of routes built one neighbor at a time over twenty years.

What I look for here

Tampa Bay

Hillsborough, Pinellas, Pasco, Hernando

Tampa, St. Pete, Clearwater, Brandon, Wesley Chapel, Spring Hill. Older inland pools and newer subdivision builds sitting side by side, with routes that often straddle both.

What I look for here

Orlando and Central Florida

Orange, Seminole, Osceola, Lake, Polk, Volusia

Orlando, Winter Park, Kissimmee, Clermont, Lakeland, The Villages. Heavy residential density plus a real vacation-rental segment that behaves differently from a normal weekly stop.

What I look for here

Southeast Florida

Palm Beach, Broward, Miami-Dade, Martin, St. Lucie

West Palm, Boca, Fort Lauderdale, Hollywood, Miami, Port St. Lucie. The highest-value pools in the state and, often, the highest-value routes.

What I look for here

Jacksonville and Northeast Florida

Duval, St. Johns, Clay, Nassau, Flagler

Jacksonville, St. Augustine, Ponte Vedra, Orange Park, Fernandina, Palm Coast. A real off-season, which changes how a route is priced and how it should be valued.

What I look for here

The Florida Panhandle

Escambia, Okaloosa, Walton, Bay, Leon

Pensacola, Destin, Fort Walton, 30A, Panama City, Tallahassee. Coastal rental pools and inland residential, often on the same route.
